Why Kitchen Design Matters in HMOs
The kitchen is typically the most used and most contested space in any HMO. A poorly designed kitchen leads to tenant complaints, increased wear and tear, and potentially failed council inspections. A well-designed kitchen, however, creates harmony, reduces your maintenance burden, and can even command higher rents.
The Kitchen Work Triangle in Shared Spaces
The classic kitchen work triangle (fridge → sink → cooker) becomes even more important in shared kitchens where multiple people may be cooking simultaneously. Key principles:
- Avoid placing all facilities along a single wall, as this creates bottlenecks
- L-shaped and U-shaped layouts provide better flow for multiple users
- Consider duplicate facilities at opposite ends for larger HMOs
- Ensure at least 1200mm of clear floor space between opposing runs of units
Zoning Your HMO Kitchen
Creating distinct zones reduces conflict and improves functionality:
- Cooking zone: Cooker, microwave, and preparation worktop grouped together
- Washing zone: Sink, drainer, dishwasher (if fitted), and cleaning supplies
- Storage zone: Individual cupboards, communal items, recycling
- Dining zone: If space allows, a small table/breakfast bar reduces kitchen traffic
Material Choices for Durability
In a shared kitchen, material selection is critical:
- Worktops: Laminate (budget) or solid surface (premium); avoid wooden worktops
- Carcasses: Moisture-resistant MDF or marine-grade plywood
- Doors: Vinyl wrapped or painted MDF, easy to replace individually
- Flooring: Commercial-grade vinyl: waterproof, durable, easy to clean
- Splashbacks: Acrylic panels or large-format tiles; fewer grout lines mean less cleaning
Individual Storage Solutions
Providing clear, individual storage for each tenant is often a licensing expectation and is always practical in shared houses. Options include colour-coded cupboards, numbered cabinet labels, and lockable units for high-turnover properties.
