How to use this checklist
Work top to bottom between tenancies. Tick items and store photos in dated folders. This is operational guidance, not legal advice. Licensing and contract terms still govern your case.
Master checklist (phase, action, evidence)

Before the outgoing tenant leaves
- Agree final kitchen inspection time
- Capture meter reads if appliances are in scope
- Check fire blanket present and accessible if your pack requires it
Void period: safety and fabric
- Isolate or cap services if the room is empty for extended periods (use competent trades)
- Check for leaks under sink and behind dishwasher space
- Verify ventilation routes are clear
- Repair damaged doors, handles, and drawer fronts that affect usability
Inventory and photo set (suggested minimum)
- Wide shot of full kitchen showing exits and windows
- Each appliance front and data plate where accessible
- Worktop joints and splashbacks
- Inside communal fridges/freezers if supplied (empty, clean)
- Storage labelled or zoned per your agreement
- Fire blanket and any mandated signage
Hygiene and readiness to re-let
- Deep clean including behind appliances where movable
- Descale taps and shower if combi pressure affects kitchen hot water
- Replace failed light lamps and extractor filters
Re-licensing and renewal packs

When to replace instead of patch
Failed carcasses, obsolete layouts that miss amenity targets, and persistent moisture damage often justify replacement over further void spend. Brief us via HMO kitchens or get a quote.
